Issue 2: Selecting a builder
So you’ve got the land. Now what? To some land owners the answer is building on it.
To help you through that discussion, we’ve rallied our experts and nailed down (haha) a quick list for you to ensure you’re making the best decisions when choosing a builder.
First, we recommend leveraging your network. Ask local realtors, friends and colleagues if they can share a builder they trust. Also your local builder’s association is a powerful resource to use.
Second, once you’ve selected a potential builder, do your research. Check the Better Business Bureau about any complaints, and if there were any, find out how they were handled. Also, be sure to ask the builder for a list of references and recent homeowners.
Third, if you’ve moved ahead with a builder, and have selected a floor plan be sure to know the cost.
Also, ensure you are clear about what is included, ask about the following:
- brand of appliance package
- plumbing fixtures
- type of countertops and flooring
- can the floor plan be customized/upgrades made?
- can rooms be left unfinished (rough in a half bath or not finish a basement)?
- how are these “change orders” handled?
Finally, make sure you’re protected. Does the builder offer a warranty? And if so, for how long? Ensure you’re not on the hook for costs incurred during installation and you’re new build will be safe, secure and protected.
